I noticed the new owner has been applying a large amount of lipstick to the pig that was Spiritbank event center/plaza. I like the updates so far, but
I don't know how much impact it will have on the development.

I drive past every weekday AM going to work. I'll have to remember to take a look. I try to avoid that area almost as much as Woodland Hills / 71st St on the weekends. I frequently go to RVS via 121st St. If I am taking things to the MET in Bixby, I just cut across 151st to Peoria/Elm.
I have occasion to go to the Spirit Event Center from time to time, there is a law office in there. Nice office space - and they love the fact that there isn't sound checks and/or events during business hours anymore. But strange, so very strange.
You enter what is clearly an events center. Large corridors with 20 foot ceilings, HUGE bathrooms, and not a person in sight. Very nice, but very odd.
Most of the "retail" space is empty and, as best as I can tell, has never been occupied. Just "white box" spaces sitting there. As I understand it there is a push to use them as office space now.
Interesting development, too bad it failed.
This spot would have been a good one for an outlet mall. Parking can be a bit iffy, but it would have been a good use of the space.
I think a big part of the issue now is that SNU has rented a lot of the space and is just letting it sit empty so they can use it for "future expansion" if need be. At least that's what someone related to one of the other business owners in that development told me recently.
This development is odd. It kind of almost looks like one of those "town square" developments on the one hand, but then it tries to accommodate the automobile more than the pedestrian so all in all it a worse fail on both fronts. Doesn't at all work like a town square type development but functions even worse than a standard strip mall type development.

I've tried to figure out what was wrong with this place every time I went in. I feel you've described it exactly.
My company actually took over a retail space and converted it into office last year right before the sale. The improvements have been nice, and the new owners seem to have been good to work with, but nothing major has really changed. Lipstick on a pig indeed. I don't know how they could fix this place without knocking most of it down and staring over.
Most of the inner area and the spaces along the north side are still empty. I think they've had a grand total of 2 new tenants since the sale and improvements.

That's exactly what I've always said about it. I hate having to dodge a ton of cars just to walk over to the which wich. It's ridiculous. No wonder they have so much trouble attracting tenants.

I agree. It is neither pedestrian nor automobile friendly. I drive through occasionally to see if there is anything new. It may be even worse than Tulsa Hills.

It does, but in my experience it isn't always open. Years ago, right after the event center opened, my wife and I went to a concert there and the garage wasn't even open for it. Several months back we were going to Savastano's and saw a sign in the entrance to the garage saying it was closed. Not sure what the deal is, but if they can't be bothered to open it during a concert or leave it open on weekends then it doesn't exactly make the public want to rely on it for parking.
The arena down there will be a megachurch before too long. That's my bet.

The last three times I've been to the building it was wide open. Not even sure if there were gates to close it. There certainly wasn't infrastructure for a pay-to-park system unless you sat someone there in a lawn chair.
And there was no shortage of parking anyway.
Is it even possible to successful charge for parking in south Tulsa? It would seem to be a bad business model.

I don't think the garage at this location charges. I think it was built to be free. I have never parked in it, as parking in the area is more than plentiful and I'm not there very often, but I have found it odd that the garage is sometimes closed.

I parked there once when we went to that Duke's restaurant. But the Roux in the Gumbo was burned and the chicken was rubbery and tasteless and we never went back.

Dukes wasn't bad at first. I'm not sure what changed but there was a massive jump-the-shark.
I believe the shark jumped when Justin left.
Last week they put up a number of LEASED stickers on some of the units, so it looks like they're finally getting some tenants back into the long-abandoned sections of this monstrosity. I'm guessing it's going to be various offices.
There's also some various small continued improvements, for what it's worth. Looks like they're setting up some awnings on the back side of the inner buildings, and they've been rebuilding the dumpster areas or something.
Zone it mixed use and turns some of those never-used upper-level areas into upscale condos.
