Heard thru the grapevine that a Cabela's store is being planned for the 121st and Memorial area and also in the Sand Springs Vision 2025 redevelopment corridor. Anyone else heard that?
Seems like an odd choice for this area to begin with...then to put 2 of them in. Just doesn't sound right to me.
One Tulsa official was pushing to get one near coweta. Cabelas is another bass pro type store so 2 would be doubtful. It might also be a bit large for Sand Springs.
I've decided 121st & Memorial is a mythological location. More stores are being built there than all of california.

That's what I've heard. The catalog (which I'm on the mailing list for inexplicably) seems to go a lot deeper into hunting equipment that bass pro (aka tracker boat dealership) goes.

that is a horrible location if true though, memorial isn't designed to handle that kind of traffic.
Whether it is designed to or not, memorial is about to triple it's traffic load because of the changes and growth that is happening in Bixby.
I heard a rumor from multiple sources that Cabela's was going to be built in the area of Hwy 75 and Hwy 20. Evidently, there are plans to build a few shopping areas because of the explosion of growth occurring around Skiatook and Collinsville.
If cabelas was to build on 75, they should build on the south side of 81st. Get all the benefits of the new infrastructure at Tulsa Hills.

So Cabelas is heading your direction, too? I'm not a hunter and don't personally care for it and also not a fisherman, but we've been to the Cabelas store here. (Mitchell, SD) It really is something to see and you wouldn't believe the people who make the store one of their major stops while they're heading for their final destination. Ours is right along I-90 so it gets a lot of business. We walk out in that direction frequently and the parking lot is always full. They do have a very nice pond out there that they use to demonstrate their boats.

Oh sorry ... I forgot the river went through Bixby. (shows you how often I go to Bixby). For some reason I have had this idea that they were going to build a Cabelas in Jenks near the Aquarium, south of the Turnpike, but that was just some stupid idea of mine.
When they built Woodland Hills Mall, 71st and Memorial certainly wasn't ready for the traffic. You know how they do things here, build it up create a huge traffic mess, then spend four or five years building the roads. Memorial is a 4-lane road with left turn lanes well past (south of) 121st street. It seems more capable of handling the traffic than most other south Tulsa roads.
We're waiting for a tentative announcement of one in Moore, but then again, aren't we all!
But two for Tulsa? At first that sounds plain silly, sort of like the "Double Decker Wal Mart", but actually Omaha, the birth place of Cabela's I think, is a little smaller than us and has two stores.

Not sure what the basis is for your statement, Inteller. Memorial from just south of 111th to south of 131st (as the bridge approach begins) is 5 lanes with an unrestricted center turn lane. Also the portion from 151st to 161st that actually passes near downtown Bixby was widened to 5 lanes in the last couple of years, with a controlled turn light at the road leading to the High School. There's not really any need for it to be wider farther south than that.
The only portion with any real problem from a design standpoint is the area from the south end of the Bridge to 151st. That 1/2 mile stretch does definitely need to be widened to incorporate a turn lane. Besides that the only difficulty with Memorial through Bixby is the volume of traffic at rush hour caused by the population growth spurred on by Bixby's great school system.

Ok...I've talked to some people "in the know" and the one in Bixby is supposed to be a go. They had no idea where the talk of a store in Sand Springs came from.
Oil... the Cheesecake Factory only added the OKC location two weeks before Grand Opening.
At any rate, should be a great development for Bixby. Perhaps that could get their riverfront rolling, should they be able to get it built there.

Yea, that may be. But they did indeed add it before they opened, right? Your earlier post said that "Omaha HAS 2 Cabela's stores." The fact that Cabela's website mentions ZERO current stores in Omaha, but in fact mentions one coming soon, suggests rather strongly that is NOT the case. I guess you can believe whomever you want, but I'll take Cabela's website as more authoritative on the matter than a random posting on a random forum, especially one that doesn't even have an operating website.

I hate to say it, but for most people in the Tulsa metro, Sand Springs is like no-mans-land. I mean, its even beyond downtown which no one goes to. My memories of Sand Springs from passing through there on occasion with my family when I was a kid was it was just a bunch of old abandoned crappy warehouses and factories for the most part.
But if there is a tiny bit of potential for the Channels to actually be successful, to me, it would be in what developments could occur to the west of downtown Tulsa along that "15 mile lake" or whatever they are claiming. The islands seem to the be focus tho, and perhaps they just plan to flood everything west of Tulsa and forget about it :)
But Sand Springs isn't going to be a destination for anyone living east of highway 75 or so, until (if) in the very far future this city/metro area somehow becomes more centered on downtown instead of sprawling south and east.
That's the point of the Keystone Corridor Redevelopment proposal and the Downtown Sand Springs Redevelopment plans. Last year is the last I heard from DT Sand Springs. Installing street lamps...
No new condos here. There was a new apartment complex that went up and has now opened, but it isn't anything special.
Yeah they installed new street lamps downtown and are now renovating the downtown triangle, but that is it. Of course to hear the city leaders here talk it is the greatest thing in the world. Ohhhhhhhhh new street lamps. That will surely make Sand Springs a destination spots.
Bunch of head in the sand stuck in the past do nothing city leaders. I'm sure Charles Page is spinning in his grave over their ineptitude.
Gotta disagree on Sand Springs. I am a Broken Arrow native and find the west side very attractive in both economic development potential and general aesthetics. Has SS been behind the curve over the last 15 years? You bet, but I also think that many of the other suburbs have sold their souls to short-term development. Will Sand Springs develope the Keystone Corridor? Sure it will - and I think the next 12-24 months will be full of good news for the west side. As a young Tulsan, I can honestly say I rarely ventured further west then Brookside until a couple of years ago, but can now say I'm impressed with the Sand Springs area beyond words. This side has a way to go, but I have no doubt its on the right track. I certainly do my part to help it along, as it is a "community" effort that takes more then random website postings.
As for some of the other points:
*The Arkansas River Master Plan does show condos along the river for preliminary design...is that a reality? Who knows
*Streets lamps are part of the Vision 2025 Downtowns and Neighborhoods appropriation. Are they the best thing since sliced bread? No - But they look good and will (along with the Triangle Improvements) keep Sand Springs historic downtown looking good. I don't think a little optimisim ever hurts.
Sorry, Flyingcowz had me under the impression a year ago those were to break ground.
I live within a mile of 121st and Mem. Where on earth would they put a Cabela's? On the NW corner?

go to bixby sometime...the road changes for the worst past 111th. Bixby doesn't allow certain left hand turns at all. Memorial is a total wreck in bixby city limits. this is typical of all the parasite burbs though, the good roads run right up to their borders. Ever wondered why Mingo between 81st/101st is 2 lane>? because it takes an act of congress to ge BA to chip in for their share. thats also why 101st between mem and mingo will never be 4 lane because bixby will never chip in their share, even though the will benefit from it. development on tulsa's borders are the worst because the burbs want all of the benefit and none of the cost.
Roads that sit directly on city boundaries have to be widened by Tulsa County, not the cities.

As for Cabela's, they should have stores nationwide by now, but it seems their growth is fairly slow. When I was a kid, my dad would always get these catalogs from Cabela's just full of great stuff, and he'd order all kinds of great stuff from them.
Cabella's has some real outfitter quality gear. They sell the cheap stuff too, but if you want a rain suit to keep you dry all day on some freezing lake in Canada... they can hook you up. Bass pro is damn neat, but appears to have as many "toys" as they do real gear.

From what I have heard from someone on one of the various development committees in Bixby is that it was supposed to be a Target or possibly a Super Target but that "Sometime last week we were told Target was no longer coming." He/She didn't know why but was told another large tenant had been lined up to take their place as the anchor store for the development.

If it's like the 71st wal-mart, it gets setup fast, then it take awhile to build out the inside. Expect the glenpool wal-mart in march of 08. Tulsa Hills has been shooting for fall '08 for the center's official opening.
So is this a multi-story commercial development? Perhaps having parking garages, a multi-story Target, businesses above retail? What is making this "high density commercial" versus the low density suburban sprawl we usually see?

could be a Kohls as well also. I have heard several people mention that name. As for a multi-story target, the only place I have ever seen them, is in San Diego. It was pretty interesting I might add. I think a target there would be a great addition for bixby, but dont know if its possible since there is one at 71st and 169 just 6 miles away.

I recall seeing a story or thread about Centennial Plaza complete with a PDF map showing there being a Super Target as the anchor tenant. Target has been rumored there for a long time. Long enough for Wal-mart to already counteractively put a store in at 111th a year or two before Target got around to laying foundation.
I wonder if they will throw the Glenpool Wal-mart up before the Tulsa Hills Target opens?
It looks like the Glenpool Wal-Mart will be open before the Target at Tulsa Hills. Construction on the Wal-Mart is far ahead of anything in Tulsa Hills. I drove by both every day on my commute and they have really been throwing that Wal-Mart together fast.
you are correct. I am building a house at 111th and hwy 75 and drive by both 5-6 times a week, the wal-mart is definitely farther along then the target. The target at tulsa hills looks like it is going to mimick the one in Owasso, not the super target at 71st and 169.
As for what is going in at 121st and Memorial, my source is telling me it is a target.
I keep hearing all sorts of different things about the 121st and Memorial development. My wife has family who are on various boards and what not in Bixby and they keep hearing different things. First it was Cabela's. Then it was Target. Now it is "another major retailer."
Who really knows?
Hopefully Cabela's, so I canb go straight to their store instead of just using their catalog.
Cabela's does have much to offer just in the catalog alone, and a store would undoubtedly fulfil this expectation.
That available land in Sand Springs would be prime property for a Cabela's and it will help bring people around the river and downtown.
Either that or Downtown, but either way I think it would be more centrally located.
