Best use for my land?

I own 4 acres in Tulsa. We are currently seeking a special exception to open a business on this land. The business plan is good, but I am now having doubts that this is the best use of the land. The problem is that I DON'T KNOW what the best use of this land could be. There is a nice resi area directly to my North and a commercial corner to my south. Is there a consulting company in town that could help me decide what the best use is for this land?

My suggestion would be a use that provides a good transitional buffer between the residential and commercial areas that abut your parcel.

I think someone would need a lot more info than that. What is the zoning now that you are applying for a special exception?

Thanks for the replies. I'm not looking for suggestions on the best use, I'm looking for a type of service of consultant that I talk to. Any suggestions?

Do you have a site plan yet?
Are you aware of any utilities, easements, or other development limiting factors?
Have you established a budget, or acquired a permanent lender?

If you had a bunch of historic buildings on your property, the "highest best use" would most likely be demolition for surface parking.

I sense bitterness in this forum.  If by historic you mean two dilapidated pole barns, then yes it is historic.
