Office Space Downtown- Why is it so hard to find?

So my company has been looking to move from our current space around 61st and Memorial to downtown but it seems so hard to actually find what is available.

If anyone knows of some space available we are a really small business and need 1-2 offices and would like our rent to stay around 200-300 per month, 320 South Boston has some spaces but they are really boxed in..anyone else know of anything? We would also be interested in subleasing in the right space!

Call a commercial leasing company.  At least that's where I'd start.

I'm not sure there is even anyone in there at all so there may be room for negotiating.

Fundamental question;  why would you want to go downtown?

Not being trite - is there a compelling business reason to be there, like critical customer, supplier, etc that justifies the hassles?  Do you need office front for customer visits?  Do you live nearby and want to be able to walk to work?

Used to be some old houses converted to office down south from 10th to 18th - one of those might have a place.  Had a friend who was down there somewhere (can't remember the name of the place) but they had reasonable rent in pretty good facility, but it wasn't a Williams Tower fancy place.

There may be space open in my building at 1408 S. Denver.  See Mike Walker, tell him Rob sent you, I get $50 if you sign a lease.   

But you had better put a 1 in front of the 200-300 per month.
