Heart of Tulsa v Southie Tulsa

I live on Reservoir Hill north of downtown.  I love it because it reminds me of the beautiful Tulsa I grew up in.  Recently I have been spending a lot of time in Southeast Tulsa and it has been an eye opener for me.  All of the energy that used to be downtown is now concentrated somewhere north of 71st Street in SE Tulsa.  If you go further south towards Bixby you get into Bedroom Community with Franchised Businesses.  Far south Tulsa is not a great place to locate a business because everyone goes somewhere else during the day.  Businesses sit empty down there until dinner time or weekend.  I've been focused on downtown for a while now but frankly I'm bored with it.  It seems to be going from promising to Kaiserville at a rapid pace.  Rich folks may have deep pockets but they don't go out on limbs or do edgy interesting things and anyway, the businesses downtown sit empty all day.  I think downtown bars do well on weekend nights but I've been married for 25 years and I'm not into dating.  If I was going to open an alternative art space in Tulsa today I would push the envelope and locate it in a mid-Century industrial plant in one the industrial areas off Memorial south of 41st.  Generally, I want to go where the snobs won't because that's where the really interesting things happen.  Artists are always looking ahead to the next step.
