Office Condo

First of all, I am not really positive what this means?  But the name interested me.

This may have already been talked about, but today when I was driving down Utica Ave, near Swan Dr.? I saw a sawn that said "coming soon, office condo"

Does this mean more condos in that area or is that just another name for an office building???
