East End - Why Destroy These Buildings?

I'm really excited about the East End proposal, but I'm worried that the developers might lose an opportunity to incorporate some great old buildings into their plan.  Here's their overview, with current (solid line) and historic (dotted line) streets drawn in blue.  I've circled the locations where some great old buildings would be lost.  

I'm not bickering about buildings that fall under the baseball stadium...just those that should be incorporated into the "mixed-use development" part of the plan.  Why forfeit the great character of these buildings? (Most are currently in use and seem to be in decent, if not great shape.)  The two buildings at the bottom would be torn down for surface parking!
