Has anyone seen the commercial promoting south county? It looked really professional. Anybody know who is behind it? Maybe the home builders or the local chambers?

Just a bunch of developers.

Their slogan seems to promote south Tulsa while highlighting it's weakest point. Odd.

Niiiiice lol. Love the video. Like there are actually enough people downtown who could move to the suburbs, not to mention who would want to.

However this does show where the trend is headed. As South Tulsa "fills up" the growth is going to be pushed ever outward. With ever more reason for developers to be promoting living further out.

Tulsa needs to do several things.

Promote what it does have. Perception is everything these days. Tulsa has an incredible mid-town environment the heart of which is around Utica Square.  That type of beautiful, convenient, "urban village" type environment needs to be expanded outward. The Pearl District would be one way to do that. Spreading that outward from the core, redeveloping, reconfiguring, promoting and establishing many other medium density "urban village" centers throughout the city.

Once people can see and have good examples of what it is like to live in good urban environments, we will be able to promote that type of living here. But you have to have something to promote in order to promote it, or at least have an area set up to be developed in a certain way and sell that. Again, the Pearl would be one example.

One thing that these suburban developments have is that you know what you are buying into. You know what is going to be built around you. You know what type and look the development will have. With the current willy nilly infill in Tulsa, you cant know that.  Form based codes and other zoning structures, would go a long way towards alleviating that concern. We need to quit this cycle of reacting after the fact to downtown Wal-marts, banks on utica, old buildings being torn down, bad neighborhood infill, etc.

Plus Tulsa needs to develop a true urban environment downtown. Your not going to be able to sell downtown to the suburbanites regardless. But it would be nice to have a place that would attract urbanites. Otherwise we both lose people to the suburbs who like the suburbs and lose people to other cities who like living in cities. Not to mention not attracting them in the first place.

Tulsa needs to be able to sell a full menu of living and lifestyle options. High quality; Urban, Urban Village, and Suburban. Its not going to flourish relying on the suburban course only option. The suburbs can too easily compete there.

We need to be able to make a video that shows all those poor young people who grew up in the miserable boring suburbs,,, "flying" towards the lights of the big city with its great college campuses, job opportunities, urban living, plentiful activities and night life.

We need to be able to make a video that shows some middle age to elderly couple sitting alone in a home in some distant neighborhood lost within a thousand other homes that all look alike, isolated from community. Then show the smiling couple sitting out on some midrise balcony over looking the city skyline. Then show them walking out the front door onto tree lined streets and sidewalks with people enjoying the company of others at out door cafes, shops, farmers markets, festivals, beautiful parks within walking distance, etc. Meanwhile another suburban couple is still sitting in traffic on the commute home. [:P]

you do realize you look like such an idiot for suggesting that?  So somehow the people in the suburbs are more isolated than their smug counterparts living in their ivory tower and looking out across the city on their deck?  yo do realize that people in the suburbs have trails shops, etc within walking distance?  you do realize that tulsa has the second shortest commute in the country?  Have you never heard of broken arrow?

and dont bite the hand that feeds you, I know you have made quite a pretty peny painting gaudy facades in plenty of those south county houses.

I am just saying. Whats good for the goose is good for the gander. Dont know why it shouldn't be as equally legitimate, or idiodic, for me to paint my picture as they theirs. Don't get huffy all over me, they started it lol.

I would say there are a heck of lot more people withing walking distance (usually considered a 5-7 minute walk) of shopping etc. in Tulsa than in BA. Not to mention a lot more pleasant and pedestrian friendly walk at that. Have you beeen to BA?

I would hope that not only Tulsa but BA and the suburbs increase those types of opportunities. But thats just my perspective of it being a positive thing to do. Not everyone cares or thinks that.  

And yes I keep driving further and further and further out to paint those homes. And frankly I would rather not spend that time driving. Short commute or not at the moment, its only keep taking longer. Some of those new homes at 151st, 171st etc. can take a bit to get to and heaven forbid you forget something and have to run home or need to go to the store and buy art supplies, find a quick place to eat cause ya sure cant run home and do it, etc. As short as it may be comparable to other cities, it still eats into your day and gas mileage. And its only a matter of time before its 251st or more. I have actually done some homes out that far. Luckily I have done some homes in Dallas so am familiar with the area.[:P]
