Even though the city of Austin and it's metro are nearly twice the size of the city of Tulsa and it's metro, let's do some comparisons.

414 Temple-Inland (Not Downtown)

Tulsa
208 Oneok (Downtown)

Austin

I'd say that Tulsa actually compares fairly well to Austin.  I will agree that Austin has a very vibrant downtown, though, and Tulsa should look to Austin as a model of what they want to accomplish in their own downtown redevelopment.  Of course, having a 50,000 student university in the city would help Tulsa's downtown tremendously.
