Question, We are looking to build a small shop/storage area for some of our equipment when it is not in use, I have a friend selling some land here in Tulsa(about 6k square feet of land), but its zoned residential. What would be the steps someone would take to see if it would even be remotely possible to build something. This wouldn't be industrial etc, simply a storage building build. (something like a steel structure with power etc)..pull in our vehicles, unload etc...no signs etc. I am completely in the dark about this. The shop would be less than 1000 square feet at most that we are looking at.

Thanks!

I don't do zoning work, but I believe it has to be a residence with a garage, not a garage only.  There was a controversy last year over a "house" in Woodycrest that was a barn shaped garage for a car collection.  After some issues with the city, I recall the owner added a residential component to it to comply.  All that is from memory.

I have a something sort of similar in my 'hood.  They put a brick and iron fence around the vacant lot complete with electric gate.  Put a 10x10 storage unit in the back corner.  It took them about 9 months to do all of this.  Then one day a motorhome popped up.  It appears they park their motorhome there when not on the road.  Recently they've replaced the 10x10 with a structure that is more 10x40.  I've thought about getting on the horn with code enforcement but it is north Tulsa, a lot facing Cincinnati (excuse me, MLK Ave) and its better than a vacant or dilapidated house.

Gotcha....thanks all, interesting...any one know where to find out the definition of what "residence" is or defined by zoning here in Tulsa?

Thanks!

Just be honest with the city about what you are trying to do.  There would be nothing worse than putting up your building then having the Mrs. Kravitz of the neighborhood end up costing you thousands because you violated city code.

There was someone also in Tulsa who built a garage on a lot they had bought that was on the same street as their house. They made it look like a residence but it was just a garage for their car collection. The neighbors bitched but apparently since they had put a bathroom in the garage it was classified as a residence or something along those lines and the city was fine with it. Of course now a mop sink is probably also required. :P
