I have no inside info, just predicting that adjacent buildings will be bulldozed and a "Model-3" QT coming soon.

Reasoning:
1. strip mall to the south has been vacant for about a year
2. Wendy's to the west was closed about two months ago
3. This store was skipped in the QT Kitchens upgrades that have taken place in all other nearby stores
4. Assuming that road construction is the only reason it hasn't already happened.

Yeah, I was surprised to notice recently another GenIII store going up on the NE corner of 11th/Garnett.  My guess is the old location on Garnett just north of the Braum's at about 13th or so is going away.
