Temple Israel Redevelopment

Temple Israel has their synagogue and adjacent parking lots up for sale across from Utica Square at 22nd Pl & Yorktown.  Total of 4.3 acres.  There is an RFP process where the temple will select an owner/developer.  Very interested to see what happens here, that will be pricey real estate and any future developer will likely seek a rezoning for higher density.

It doesnt mention the EV charging station in the parking lot. Who owns that?

Majority of the time those are land leases - my guess is any redevelopment would have to either find them a new site or incorporate them into a new development somewhere.

I personally think this site would be a great site for a small Four Seasons or Ritz - do a combo hotel and condo development somewhere the size of Utica Place next door. I think a small five star or four and a half hotel/condo building would do well. The per square foot sales in the tower next door would support something like that.

Hotel would be nice but the H&P site at 21st & Utica is better for that.  I see it as all-residential with a small condo tower and luxury apartments, stepping in down in height from west to east.  Something like the NorthCreek development in Denver that was entirely built over an underground garage.


It will be interesting to see if the synagogue is integrated into the development or if they just build in another location.

I've heard they'd be willing to do either, there's a lot of religious institutions really struggling post COVID. Attendance all across Tulsa is down by 20% to as much as 70%. You're going to see a lot more redevelopments like this where they just need a significantly smaller facility but are willing to either relocate and build smaller or be incorporated into a new development (like Ross Group's proposed mixed-use project in Brookside).
