Pearl District / No Parking Lot Required

The BOA, July 22nd meeting contained a very interesting item.

Item #7, BOA Case #20741.... Shelby Navarro petitioner.



The above is a mixed use development that entails the renovation of the building at 1306 E 6th St.

The variance requested.......... Lowering the required parking, for the structure, to zero.

It was passed unanimously....
Citing that with the existing parking lots within the immediate area there was more than sufficient parking....

Couldn't this apply to the majority of the Downtown area..?

Most of the area within the IDL is zoned CBD.  There is no parking requirement within the CBD.

I agree with this BoA decision.  Off-street parking requirements could be relaxed or eliminated in many neighborhoods.

Musta been a mistake. I'm sure they'll correct it.

I hate, I hate, I hate the parking requirements.  It fills areas with mostly unused parking.  What is supposed to be the point?  I could understand a minimum level (so they don't overflow to people that do provide parking), but the current levels dictated seem to mandate a done of unused lots.  

Between Target and Lowes at 15th and Yale. Behind Dollar General at 27th and Harvard. Behind Staples at 28th Place and Harvard.  And on and on and on.  Huge lots, often in places that really could not be used to access the stores - but were required because of the retail sq. footage.

Glad they looks past this.  I hope they lower the requirement a ton or grant more exceptions.

Shelby Navarro and ONE Architecture are huge assets to the Tulsa community.  I wish them success with their projects.  They are an inspiration to what I want to eventually do in Tulsa with regard to urban and sustainable design/build.

Won't it be great to see that corridor revived and using existing infrastructure?  It almost makes too much sense...  Shelby and Rachel Navarro are doing what a lot of people just talk about.

I was on 6th St Friday looking at all of the cool old buildings and wishing someone would get the ball rolling. This is great news.

I agree, that strip right there just east of Peoria is great.  There used to be a music venue there that closed several years ago, can't remember the name but I remember going there once.  The Pearl St. Master plan which calls for a canal to be built on the southside of these buildings and two new stormwater detention ponds for flood control (like the one in Central Park) will help draw more investment into the area.  Does anyone know a timetable for those improvements?  Also redeveloping houses in that surrounding neighborhood and building more new housing like the Brownstones @ Central Park will be key in spurring a larger revitalization of that strip on 6th.  

It would be nice to see more lofts like what Metro and Shelby have been doing in NoChe along Peoria in this area.  Great opportunities abound to connect Cherry Street to 6th with urban lofts and a mix of local retail shops and businesses, all with great skyline views (especially anything that goes in across from the cemetery)/

There was some money in the last 3rd penny proposal for the detention ponds but not nearly enough. I don't know what other funding sources are there but I'd guess state and fed would be pursued along with storm water mitigation collected on our utility bills.

Hometown

Where are the parking lots already in the area?  I remember looking at this building and not seeing any parking lots closer than the gourmet burger place half a block south on Peoria?  

Won't residents of the area want to continue to use any on the street parking in the immediate vicinity?
