Yep, in between Peoria and St. Louis.  You can see Woodward Park from my patio.   :)

Don't put too much stock in Zestimates.  Zillow is a very useful tool, but can also be wildly wrong about value.  The crappiest house on my street has the highest Zestimate and i feel like my house is valued a little low.  I found it to more often be on the high side when I was shopping.  Zillow don't know jack about the condition of a house.

April 27th at 1:30 pm I'm going down to Ken Yazels tax assessor's office for some sort of hearing with a panel. I'm protesting my homes value. They want to hear my side of the story. I did my homework. I think they have my home over valued, it's appraised at $60,000 the neighbors across the street is appraised at $48,000 another home one block north of me is on the market for $50,000 and it's fully re-modled with 3 bedrooms, My digs has 2 bedrooms no fireplace and needs remodling I paid only $33,000 for it, it's a good home but needs up-dating. Other listings in my area are much less than what they valued my digs at. The letter they sent me said they want to reach, and work out a fair value for my home that is fair to all parties involved. :o

Wait, your APPRAISAL was $60K or was the county ASSESSMENT $60K?  Huge difference between appraisals and assessments.

There are a lot of variation in home prices. Have you looked up what the assessed value was before you bought it? Did it just get upped to $60k because you bought it?

As far as I know they value based on sq footage, lot size and market price and not # of bedrooms and whether it has a fireplace or nice countertops.

The zestimate thing on line says my house is valued at $63,000, I think that web site is old & out dated though, the neighbors house next door was $74,000 on that site.

Yeah it was assessed at $60,000- I bought it "as-is" for almost half the assessed value. Anyhow I'm going to fight it. I did get my homestead exemption so that helped me on my taxes.

The assessment was $60K, I never had the home appraised.

Take all your supporting documents with you showing the purchase price, that's your best argument.  Good luck.

Yep, I'm ready, I even have pictures of my home and of near by homes that sold for less, It's on April 27th at 1:30 pm. I don't know how the parking will be I'm thinking on just taking the bus to downtown. It's located at 500 s Denver room 215. I don't know if it will take a long time or be fast. I may have to wait for others who are protesting. I don't want to drive there and get a $65.00 parking ticket
