Proposals for downtown housing continue to roll into the Tulsa Development Authority.

Last week, the authority received two proposals for a 0.25 acre site in the Brady District on the northwest corner of Archer Street and Boston Avenue, where a parking lot is currently located.

The authority heard presentations from two out-of-state development firms interested in the site, which is appraised at $252,000.

One of the proposals is for affordable rental housing called the Brady District Flats.

Minneapolis-St. Paul-based MetroPlains LLC is proposing a project of about $6 million for construction of a four-story, 30-unit structure with rental rates ranging from $460 to $800 a month. There also will be 4,500 square feet of commercial space and subsurface parking.

This is a Kevin Stephens' project who also has the 14th and Cheyenne condos and the "the Temple" sustainability center (both stalled). Location is next to "Hey Mambo" at Archer and Boston in an empty lot.

Would LOVE to see some parking lots finally start going away.  But I wonder why his other projects have stalled?

At this point I would rather see existing buildings renovated and put to use before many new buildings go in.  There are so many useful buildings in the Brady District that can be renovated.  It would be really nice if they would renovate the existing structures on Main street.  I was at the Hunt Club for the first time this past weekend, and it is a very impressive place with the patio.  If the rest of that strip, along with the warehouse across the way were put to use, it would be a very nice little pedestrian neighborhood.  The Detroit Lofts for instance is a good idea that I'm looking forward to seeing.  In any event, anything going in will be nice, whether its new construction or renovation.

Kevin Stephens' Brady Flats project at Archer & Boston, which received TDA approval last week.  Not sure what the timetable is for actual construction though.  Looks like a great project.

Well if we're looking at his other projects, his Riverview project has been sitting there or burning down for a couple of years now.

Hell, we've even lost use of 14th street for well over a year due to barriers and a burned out synagogue.

That building is going to be used for housing non-profits and I believe he is looking into various tax incentives for that. He is involved with a lot of other projects as well.

Looks like a great fit for Tulsas downtown.  Hope it and the other project get going.  It wont take but a few new projects like this to further make big changes in the feel and dynamics of the area. We have the big pieces like the ballpark in place and some good starts with the local folk taking chances and hanging in there with some restaurants, clubs, shops, etc. whats really going to flesh it out is this kind of project.

Before 310 Lofts?

You know it caught fire last year, not some way off time like '93

The synagogue?  Yes, it burned a little over a year ago and has remained the same since.  The debris is still piled in the basement where it had fallen and the street barriers stay in the street where weeds and homeless grow.

Some sort of update would be welcomed by the neighborhood.  Any news at all.

A couple of weeks after the fire a banner was hung from the entrance declaring "Huzzah!!  Look at what's coming!!"...the banner hangs there like a dirty rag now.

Looks like this project is moving forward.  This is on the parking lot at Archer & Boston next to Hey Mambo.  There is a lot going on in Brady!

YAAAAAAAY!!!!!!! If I am correct this is just right across the street from the Metro at Brady isn't it? Brady is really taking off. This will mean 105 housing units, and 120 hotel rooms just on this corner alone. When you combine this with the Matthew's Warehouse development, and possibly the new Oklahoma City's Own TV station, I think it is fair to say that the Brady District is booming.

Across from the Tribune Lofts at Boston & Archer.  The new hotel is across the street from the Metro at Brady (at Main).  That section of Brady will be unrecognizable in 2 years.

I love seeing parking lots disappear.  I am far from a parking nazi that infests the comment section of the TW (I absolutely can't stand those people), but I am a bit curious about parking in that part of the Brady district.  That entire corner is being filled in with two apartments and a hotel with no parking lots nearby (good thing).  Are either of the apartments or the hotel building a parking structure?  The reality is living in this town, even downtown, will require a car, and the hotel will definitely need parking.  Just curious.
