This summer or fall, I'm going to be looking to move into a new place.  I prefer a house.  How much do 2 bedroom houses tend to run?  I want to be in a nice neighborhood, preferably close to a highway.  I prefer midtown over south Tulsa.  North and east Tulsa are out of the question.  I prefer Tulsa but I wouldn't rule out a suburb if I found the right place.  How much am I going to have to spend?  I want a decent house but it doesn't have to be anything fancy or new or anything.  As long as it's not a dump and it's in a safe neighborhood.

I suggest you start cruising real estate classifieds.  I've seen houses with two bedrooms sell for $5000 to over $500,000.

Let's say you were looking in the Harvard to Yale or Sheridan 11th to 41st, expect $50K to $125K depending on condition and neighborhood.

I should have clarified that I'm looking to rent, not buy.  Unless somebody is willing to sell a guy with bad credit a house...

Not many landlords care to rent to people with bad credit.  2 BR in a nicer area will run $700+ a month.

Elitist.

;D

I just don't like east Tulsa.  I don't particularly like some of Tulsa's suburbs either.  I prefer midtown, but some areas of south Tulsa would be OK but I prefer to not live near the 71st and Memorial/Mingo/169 mess.

I do have good rental history.  Nearly 5 years in the same apartment and I've never been late on my rent.  That has to mean something.

I live in east Tulsa and I got it good. Big houses and lots for half the price per square foot. Easy access to expressways and quiet neighborhood with almost no traffic. Great selection of Mexican and Asian shopping and restaurants. Beautiful trails system barely used.

If all of east Tulsa ain't good enough for you, we don't want you.

I haven't been in all of east Tulsa so I can't make a judgment of the entire area.

My sister is renting an older 2 bedroom house near 11th & Harvard for around $800. It's very large for being a 2 bedroom, though. Last I was looking, $700-$900 seemed to be the going rate for the older 2 beds in midtown. It'll be a dump if it's one of Perry's houses, but otherwise you can find decent houses in that price range.

Occasionally there is a home for rent in my neighborhood behind the Promenade.  Its near the highway, you can easily walk to shopping, movies, restaurants, bookstore, nearby grocery, gyms, La Fortune Park, OU Tulsa, etc.  Bike trails nearby. Close to mid-town.  The rents seem to run $700 and up from what I gather.   Despite the reputation of being the "ghetto" mall or something like that, I have never had any problems in the 6 plus years I have been here. Its a small neighborhood with a good mix of people from the elderly original owners, solid middle class folk, to new young couples, and some renters.

Michael knows the area I live in, I know where he lives.  Both neighborhoods are quiet, but I like his with the double size lots (usually four parcels per block).  Mine is mainly older people and young couples and very rarely do we have any problems.

If you are referring more to the 21st to 41st, Mingo to 129th E Ave area, then I'd be all with you there.  I remember that area being fairly safe right as I was out of high school.  Not as much anymore, and it's sad.

That wouldn't be a bad neighborhood at all.  Brookside would be nice, but it's probably going to be too expensive and besides it's in a floodplain.  I prefer to live east of Lewis if at all possible.  Something like 61st and Yale wouldn't be bad, even though it's further from the highway that I really prefer.

You won't find many, if any 2 bedroom homes around 61st & Yale.  Perhaps an apartment or condo closer to 51st or 71st.  What is your budget?  That would really help with recommendations.

Hasn't really flooded since about 1983 or 1984.  Takes a pretty big rain upstream to overflow Keystone, and then much bigger to fill up to Brookside.  I'm betting it won't happen again for a while.  Plus the Corp has refined their release program after that flood to hopefully prevent a repeat - they started big release just too late that time.
