Flipping

Interesting...  The market in places like California continues to amaze me.  I cringe at the idea of paying $400k for 1000 sq. feet.  Anyone have any success flipping houses in this area?  Seems like the profit margin would be a lot lower here unless you could find bigtime bargains through HUD, etc.
