Favorite place's and cool things in Tulsa

D.H. has moved in with you guy's in Tulsa and i'm here in Nashville to sell the house. Wanna buy a lake home? ha.

I'll have to go, if i'm not being dragged around by a realtor. I have also read Octoberfest is worthwhile.
What's with all these different area's? Brenrose,
Brookside. I know there is more. Anyone care to comment on them?

Describe what you want.

Big house...historic neighborhood...large lot with trees...quiet neighbors...good school district...fixer-upper...

The posters on this forum know all and can be very helpful...

Older home, newer home, large home, small home....There are several good areas for each.

There is quite a price and style range up and down the Lewis corridor from 15th to 51st and going a mile or two east or west of that.

61st from about Harvard to Sheridan heading as far south as you want is a good bet too.


As for Brookside, its a great area with lots of nice eating establishments, shopping, grocery, etc. very near to the river parks. Generally speaking, starting N of I44 the houses are smaller and less expensive, but as you go N on Peoria and Riverside they get progressively nicer and larger until you hit the 21st area. So start around 46th street and Peoria then head North until your wallet hurts.

North of 21st to 15th or Cherry Street and even 11th street is a very mixed bag with a jumble of everything from beautiful mansions to quaint bungalos to definite fixer uppers.

all brick non-fixer uppper would be good 3500sq. or more 3 car garage is what i'm looking at I suppose.
All I know about the area is there is a guy from Muskokee somewhere in OK, sorrry.
It would be cool to live near the city again.
But I know nothing about the neighborhood's what there like ..or what the happenings are.
I do know I can't live where I might run over a pack of kids on big wheel's, do they still have those?

Keep in mind houses in Tulsa run $60/sqft (varies largely depending on neighborhood, etc) but you can easily stay in the city limits and 20 minutes from anywhere. To get something that size you probably wouldn't be right on brookside but there are plenty of houses in that area in midtown which is close to brookside, cherry street, and downtown.

$60 a square foot?  Wow, in my area its closer to $90 a square foot.  Maybe the building expense is $60 a square foot and then my midtown lot is worth 25-$30K.  

I'm not that well versed on the real estate cost, but just know that in my midtown neighborhood $60 a sq/ft would not do too much at all.

Florence Park proper is more like $100 to $125/ft.

That's made renovation more attractive in White City and other neighborhoods to the east and north of FloPa.

Your also right on with the info I understand, except for the $60 sq.ft. I haven't seen any of those yet.

I live in Mid-town (ranch acres area east of harvard), probably averaging $90-$100 per square footage.  I love this part of town. Everything is within 10 minutes. If you don't have kids, there is no reason to go south of 51st St.:)  All depends on what your looking for though - your priorities may not fit this area well. Midtown has lots of single-story ranch style homes.  Toughest part is finding full size garages.  Whiteside park is great.  I feel like a lot of pocket neighborhoods around here are some of the best values in Tulsa - unless you want a big house that looks like all your neighbors and you like traffic.

Just tell us how much you can afford already!:)  Someone will send you in the right direction.

I paid a little under that. Kendall Whittier and some other areas are closer to $30. I think $60 is average city wide.

I live at 28th and Harvard and love it.  Anywhere from Downtown to 51st Street and Sheridan might be considered Midtown by some.  In any event, the older neighborhoods within walking distance to stores and restaurants is a much more lively place than the divisions imposed in suburban South Tulsa.  

As for investments, the midtown area is highly desirable.  Between Harvard and Riverside between 31st and 21st are many of the most expensive homes in Tulsa.
