The TDA's going to consider the offer.  Anyone taking bets?

I am not sure what they would need to consider other than, "someone wants to build something on this lot AND they want to pay 1.32 Million for the lot".  But I completely understand why you say that.  And honestly, the only thing TDA should ask is "do you have all funding secured for the construction".

Does anyone know if these RFP's have some type of clause stating that the lot cannot be resold within a certain period of time?

The TDA "considers" a lot of things for a lot of time. They require a lot of due diligence and won't sell the land unless they are 100% sure the development proposed will happen. I believe the TDA property for One Place took a year to close. There have been previous proposals made for the old fire station and old city permits building that didn't happen.

TDA puts people through a lot more hoops than just "do you have a check?"

I've been absent lately, doing a lot of working and traveling (one in the same).  Hopefully this spurs more development along 1st since it's a major entry into downtown.  

What ever happened to the Ross Group tearing down the old permit building for a new headquarters at the SE corner of 1st & Greenwood?  I know the Formaation/Land Legacy plan is dead but wondered about this project that was first proposed back in 2010, along with a plan for lofts at 3rd & Hartford.

There should be more hoops than just "do you have a check". I do wonder though if all the hoops the city makes people go through to do anything are really in the public interest.  I have read some of the building codes and think they fall into the publish or perish domain.  Then cities blindly follow the codes to avoid liability.  Then costs go up exponentially and nothing happens except for surface parking lots.

Maybe the inactivity on the permits area is good. Once I win a half billion in the lottery I'm putting high density high-rise residential there.

I think that should be a 3AM Jimmy John's. But we went with 5th and Boston instead. LOVE that building.

I saw a couple things I had not yet heard in GTR today:


GreenArch LLC also owns land on the southeast corner of Archer Street and Greenwood Avenue and plans to develop it once the GreenArch project is completed.

To the east of the Blue Dome District, aptly named the East Village District, projects are moving forward for the area that has endured years of neglect.

Developer Urban 8 plans to break ground at the end of summer on its planned development of eight 3-story townhomes that will sit between 2nd and 3rd Streets and Greenwood and Kenosha Avenues. The townhomes, available for purchase, will feature the option for a rooftop terrace; square footage will range from 2,600-3,400. (I had heard of this but had not heard a start date)

Construction will begin by the end of the year on Hartford Commons, a 162-unit apartment complex developed by Elliot Nelson and Casey Stowe, of Nelson Stowe Development LLC, and American Residential Group. It will sit in the same block with Urban 8.

Interesting, I had heard a rumor (obviously incorrect) that both Urban 8 and Hartford Commons were kaput. Good to know they are moving forward.
