Does anyone know much about West Tulsa sush as is there alot of gangs and crime in that area? Does West Tulsa have ang good stores? Is flooding a problem? The housing market seems good for buyers in Tulsa and West Tulsa has some great buys on homes. thanx.[?]

I live in the Carbondale section and bought a totally remodled home on 1 acre for under 90K. The home market appears to be tight in Carbondale, there's only one home for sale in my neighborhood and it's two streets over.  I talked to a couple of police before I bought and they say it's very quiet.  And, it's proven to be.  Well, just forget that that creep Kastner shot his wife. That was a one time deal, I hope..LOL.

Stores?  Well, Tulsa Hills shopping center at Hwy75 and West 71st has Lowe's, Target, Best Buys, etc.  The Target store in that center has a grocery, although it's not a super Target.  Warehouse Market grocery is at 51st and Union. Probably the best kept Warehouse Market.

There was supposed to be something done with Crystal City shopping center but nothing has happened yet.

Downer's for the area:  Refineries and Garden City

So, I'm very pleased with the westside.

West Tulsa for the most part is almost like a seperate small town.  Half of it of course looks like Baghdad with refineries and oil storage tanks.  There is a small area where you could run into some gang activity at 61st & Union thanks to the public housing.

Red Fork and Carbondale areas are pretty quaint, working class neighborhoods with postwar style homes.  The neighborhoods around Page Belcher are middle class suburban style subdivisions.  If you drive down 71st until it ends, it turns into Oak Leaf Drive by Oaks Country Club, with some very nice high dollar homes with a great mountain view.

As mentioned, Tulsa Hills has been built at 71st & US 75, which basically looks like they tried to build another 71st & 169 in the middle of nowhere.  I'm amazed they would build all of that at once.

I work and exercize in west Tulsa.  Crime isn't too bad, though my shop is on the south end of Garden City and metal theft is our biggest issue.

There's public housing at 23rd & Jackson, but it's relatively quiet and nothing seems to get stolen out of cars at the Tulsa Rowing Club boathouse and I don't think Westport gets burgled any more than other nicer complexes around town.  You'll see some transients along the jogging/bike trails, but they pretty much keep to themselves.  I biked out from the boathouse at the Riverwest Festival Park last night to 49th W. ave through the south end of Crosbie Heights and Newblock Park and that's all stabilized pretty nicely.

There's probably more gang activity around 61st & Peoria or up north than anywhere else.  I don't think it's much a problem in SW Tulsa.

We lived in Westport before moving to our house in Renaissance. It was very nice, and we had no issues from the surrounding neighborhood.

I live in Red Fork (duh), and it's very quiet where I live, with virtually zero crime. I can think of just one incident the entire four years I've been in my neighborhood, and that was a small-time drug peddler who crossed the wrong people. West Tulsa's old rough'n'tough image is at least 30 years out of date.

Red Fork has a number of homes for sale. Some of them don't sell quickly, but I attribute that to being their a little too small or some of them not being fixed up properly. (Note to homeowners: it behooves you to have your home presentable when you put it on the market.)

I know of no flooding problems. The storm drainage systems here worked well during a very wet spring.

West Tulsa doesn't have a lot of stores, but remember that Tulsa Hills is just a few miles south on U.S. 75. That'll probably satisfy whatever you can't get close to the neighborhood.

I agree that the refineries are a minus. But in my area of Red Fork (west of the railroad tracks), it's seldom a factor because Lookout Mountain blocks nearly all of the stinky emissions. And the Sinclair refinery, which is closest to the neighborhood, is currently undergoing renovations that will cut its emissions dramatically.

If there's one thing I would do in Red Fork, it's putting sidewalks in front of alll homes. There's not nearly enough sidewalks around here.

If that's the biggest complaint I have, I'd say I have it pretty good. And I do.

Hometown

When I was growing up the annual Easter Pageant at Chandler Park was a real treat.  You were up all night watching the pageant, so you can imagine every teenager in town wanted to go.

When I moved back to Tulsa I stopped by Chandler and Lord have mercy, that view from Chandler looking towards downtown is the best view in town (ignore the refineries).

Second best view of downtown Tulsa is seen from the Osage Hills in Sand Springs.

The bank of the Arkansas on the West Tulsa side between Sand Springs and the refineries reminds me of California and is crying out for development.

My overall impression of West Tulsa and Sand Springs is that it is peopled with working class White people.

WoW Thanks everyone, I am thinking of buying a small home for investment, perhaps live in it for awhile fix it up and selling it. The area does seem like it's ripe for big growth.

I thought the river was the edge of the earth.  If you go too far out in the river, you'll drop off the edge (when there is any water in it, that is.)

I have an opinion about the location of the edge of earth, but mine is any place north of LaRoma's near 61st and Sheridan. jk.

In any case, who would want to live anywhere near RW. [8D]
