Harvard part 2

Well, I complained about a lack of development along Harvard and empty storefront not long ago... so it is only fair that I go the other way:

1) The old Saffron building at 12th and Harvard has been remodeled to have picture windows facing Harvard.  No idea what is going in, but such buildings exemplify what many on here say they want to see - up to the sidewalk construction, orientated to the street, with limited parking in the rear.  So lets hope it's something cool.

2) What was an electronics store at 15th and Harvard had the lights on and 3 or 4 vehicles in front of it this AM.  Not sure what's going on.

3) Across the street, the auto shop has been transformed into Harvard Meats:
File Number 3612159482   HARVARD MEATS     Domestic Trade Name Entity      Tradename

There is no contact or registered agent listed and no information on site.  By one would assume a butcher shop!  Kind of excited about that.

4) At 25th and Harvard(ish) in the old Subway location is the new candy shop I talked about a week or so ago - across from Yoons Tae Kwon Do just before the BA.  Old World Confectionery.   I highly recommend it.

5) A new tattoo shop (Fat Cat Ink) went in where Kerry Cakes used to be next to the Genealogy Center at 29th and Harvard(ish)

6) The Amish Kitchen has open up where Backyard BBQ used to be at 32nd and Harvard

7) Just next to that construction is underway on the new Mexican Restaurant replacing Med-X Pharmacy

So!  Good news there... lets hope they are all interesting and successful!

on the revolving door news...  Ballerz, fka Tulsa Sports club, fka Hardwoods is closed again.  How can that place keep failing?

The old Reeves Appliance store has had activity going on there for quite some time.  It's not quite big enough for a major call center, but they seem interested in security, wouldn't you say?  Some sort of clandestine operation there.

I'm looking forward to seeing what this Harvard Meats is all about.  I noticed that driving home down Harvard on Sunday.

Not exactly on Harvard, but two blocks west on  is the new Urban Garden.

Ballerz/Hardwoods?  Who knows.  That place has never come back after the shooting there a couple years ago.  Let's you and I do a six month "Kitchell" with that property.

The old Saffron building is going to be a high end salon.

Further down on 15th, around Delaware, and across the street from the super Carpet World building, someone's remodeling two adjoining storefronts and has painted JOZ on the window.  

Coffeeshop maybe?

This building is now owned by F&M Bank. They are using it but for what I do not know.

I read that they're trying to get the OK for parking for a new restaurant and shop to go in the "upgraded" May's building.

La Fortune is requesting an exemption from surface parking requirements and the recommendation was to grant it.  The use is for restaurant and general retail use which would require 52 parking spaces... there is not room so he needed an exemption.  

The notion of dictating a set number of parking spaces is dubious anyway.  Way to guarantee surface parking and non-walkable neighborhoods.  If the business owner think he will be fine with 5 parking spaces so be it.

Say what? So, all zoning rules with regard to restaurant parking should be over turned?
This will create chaos for adjacent tenants. Not a good idea. Strict enforcement should be the rule. That intersection is dangerous enough without cars in the S/W lot blocking visibility down Harvard and 21st from too many people loading up on fat. Besides, the original plat never contemplated that density on that acreage.

Ok AOX... there are several things wrong with your statement:

1) I never said toss out the zoning.  I said the notion was dubious.  Now that it is in place we can not just chuck it.

2) Strict Enforcement has never been the rule.  That is why we have a process for zoning variance.

3) The neighbors will not be pissed.  If you read the application they are assessing the parking needs INCLUDING the neighbors available parking by request.  In some instances it would cause problems ("XYZ parking only, all others will be towed!") but those would be entirely different issues.

4) That is a controlled intersection, the visibility left/right is not really an issue unless you are running the red light.  What's more, the visibility even WITH cars parked there is better on that side of the corner than seeing through a Burger Street or around a QT.  I drive through that intersection at least once every day and very, very rarely see any problem - even when the Under the Sun tent was there.

The nature of development is to deviate from the original plat.  It is inherent in the word develop.  That's why we have sky scrappers downtown and new subdivisions in South Tulsa.

You rail against sprawl, and non-walking neighborhoods and then fight to keep things as spread out with as much surface parking as possible.  Which do you want?

I hope they get their exception.  I've been ready for something new in that building for quite some time now.  Hope it's a substantial restaurant, not some typical rinky dink 3-months-then-close kind of thing.

So I drove by 21st and Harvard today and aside from the old building removed behind the May's drugs there has been no change on the SW corner that I've noticed.

Anyone got anything?
