Quicktrip expansion on 21st and Harvard

I noticed the residential buildings to the East are gone and the buildings between are empty.

Is this the planned area for the expansion?
Will it face South?

I know this was mentioned on another string a while back but I was too lazy to look for it very long.

It will face the same direction it does now.  The new store will be built just behind the old one.  THe biggest change will be that the pumps will run parallel to 21st rather than Harvard as they do now.  There will also be a rear entrance, accessible from 21st (not Gary).

This is terrible for the folks in Florence Park. I know, I live behind a Quick Trip and I pick up the trash it creates daily. The rear entrance neon lights beam into people's windows all night long no matter how tall their fence and the traffic it creates is non-stop.

was the QT already there when you moved in? If so you have no leg to stand on.

What are you talking about?  Where in his post did he say anything in reference to his legs or his ability to stand?  

He was referring to the residents who will now be next door to an enlarged Quicktrip with more lights and a possibility of more trash blowing in or being placed by customers in their neighborhood.

I'm not being a NIMBY, I peacefully coexist with the QuickTrip behind me, (once the spot of a beautiful brick home) I just wish they were better neighbors. It would be nice if they would install the screening that they promised and which is part of our Z codes for businesses abuting a neighborhood, turn down their lights at night that face the neighborhood and pick up their own trash instead of the neighbors doing it for them. I hope that the Florence Park folks fare better than we did.

At least here they are replacing an existing store rather than leaving empty QT shells in their wake as they move around looking for the perfect spot.

they do actually pick up their trash.  I have seen many of times their employees out there picking up trash, taking out the trash, and even go around cleaning up oil spills off the concrete to give the appearance of being cleaner.  I think you are going after the wrong people though.  How about people just be responsible and act like an adult and throw their own trash away.  I can understand your frustration with the lights, but if they were already exisiting when you moved in.  You really have no one to blame IMO.  Which QT location are you referring to?

Zoning code 1303C restricts commercial lights from trespassing on residential property regardless of who was there first.

A call to Neighborhood Inspections should resolve that.  If they drop the ball then there is always FOX23 'Solving Problems' or the Whirld's 'Action Line'.

15th and Denver: the houses were there first by nearly 100 years. I've spoken to the managers and the corporate office. They have been invited to come to our neighborhood meetings. We did get them to install some new trees after the bradford pair trees died, but they are suppose to provide adequate screening to buffer the neighborhood from lights and parking. They did not request a variance for such when they built it, but they never fulfilled the zoning requirement. The office building just to the north didn't either even though they provided nifty drawings with hard and soft buffers when they came to us with the proposal to build.
