Shoppes at Warren Place

Whoever is designing/building those decorative towers needs to do a better job. The sheet metal on the roof of the one on the strip at the north end of the 111th & Memorial WalMart was flapping in the wind today. I would not be surprised to see it no longer attached to the roof tomorrow. I think code around here is over 100 MPH wind load. We were no where near that today.

Does anyone have a clue when and if they will actually break ground on this?  Do we have any more info on who the anchor tenant might be and what other shops/restaurants are coming in?

I'd like to see a redo of the plan and include a trolley that runs through the lafortune/ st francis/warren place/kingspointe area. It's a fact that if a Dr gets in his car to go to lunch he's just as likely to go to 71st as across the street so they need to come up with a way to circulate people around. That would also mean people visiting patients could easily take their kids to the park, or get them real food.

Why do you think they still have the Coming Soon signs still up for this development?  Is there still a possiblity it will be built?

I hadn't thought about this (proposed) development in awhile and honestly hope it never happens.  Not that I don't want to see the upscale retailers and restaurants but not at this location which, IMO, is a nice open space that should be preserved.  There are other infill areas where I would rather see these types of businesses.

There's a nice big already cleared field for this development at 91st and Yale, leave the green space at Warren alone. The demographics for an upscale center are probably better at 91st anyway.

Yep, another development that hit the brick wall thanks to the recession.

I'm kinda glad it fizzled as well.  I didn't see how all of the different developments proposed around there could have worked even at the height of the bubblemania economy.  There was this at 61st & Yale, the proposed 41st & Harvard site which is now a CVS with nothing else, the proposed shopping center at I-44 & Peoria on QuikTrip's surplus property, and the proposed hotel & retail at I-44 & Yale where they leveled the Don Pablos and Celebration Station.  2 years later and the yet to be opened CVS is the only thing that has happened.

I'm pretty sure I read that the site at Peoria was holding off until the 44 expansion was further along.

QT originally wanted their 500th store to be on that site.  I did hear they delayed because of the construction, but you know it'll be like 4 or 5 years before the whole thing is completed.  Apparently they've put the land up for sale.  I don't know if they were trying to sell all of it or just the portion that isn't a proposed QT site.  5 years is a long time for them to change their mind or just build somewhere else if they see the demand for more capacity in that area.

Goodness lol, not as though there is a huge amount of density and lack of open space in that area or in any part of Tulsa for that matter lol.  And its right across from a huge park, a ballfield, a golf course, tennis courts,,, and then all that space around the hospital, and then behind Warren Place and then by the church to the west... Heck, I was frustrated that this development wasnt dense or mixed use enough and thus a waste of what could be prime development space.  Especially if we want the Yale corridor to be a good transit corridor in the future.  I would envision highrise apartments and offices all around La Fortune Park some day, ala NYC Central Park.
