Another Jenks Development

Was at Hobby Lobby getting paper and couldn't help but overhear [:P] some people talking in the framing dept. Saw a guy had a large rendering, that I suppose he was getting framed, of an aerial view of a new development going in Jenks. I nonchalantly moseyed over to take a peek. At first I thought it was the River District and that it had been redesigned. The part I had overheard was about the River District "12mill for retaining wall by river, something about a new road and bridge..." But on closer inspection (requiring some serious craning of the neck [8D]) this development was immediately left/south of the lighthouse. Looked to take up the entire area between main street there and the Creek Turnpike and went for at least a couple of blocks west. Looked to be at least 7-10 buildings, several of them perhaps multi-story, and the renderings seemed to indicate some contemporary design. Looked to be a lot of parking too. Sorry couldn't get more than that. Anyone else have any info? Wish I had gotten the company and logo at the bottom of the rendering. Didn't want to seem nosey.[:D]

Aren't there existing buildings there?

I would expect some renderings coming through for Riverwalk phase II as well as the residential area adjoining Riverwalk.

It's a new "mixed use" center (it's what I heard, and don't developers say that about all developments anymore?) right across the street from TTCU and the lighthouse.

I don't any specifics beyond "mixed use" on what is going in there but ground work has been going on for some time. A bunch of older houses and businesses have been leveled over the last couple of months and more keep coming down. The site isn't nearly the size of Riverwalk or The River District but it's still looks to be pretty large. I haven't seen any rendering or heard a name yet but it is supposed to be a nice development.

This center is going to do a lot to link the Downtown Jenks, The Riverwalk and The River District/Aquarium area. The city of Jenks is also extending 10th street (the light at the Jenks end of the bridge) right in front of this center to the aquarium so that you don't have to twist around under the Jenks bridge to get the aquarium and the River District.

I've known about this for quite some time.  I work with the developer on a number of smaller projects.  He hasn't publicized it yet, so I didn't want to say anything about it on here, but since the cat is out of the bag, I'll tell you what I know.  He had a design competition last fall - something like 6 or 7 architecture firms from the state competed - Kinslow Keith and Todd of Tulsa had the winning design.  They have done lots of 3D development including a computer generated fly through video that will blow your mind.  Trust me, I'm an architect, I'm hard to impress, this thing had me excited.  THe scope of the project is impressive - much bigger than Riverwalk, similar to River District but perhaps a bit smaller.  It will contain offices and retail.  I can't remember if there is a residential component or not.  The basic design concept is simply to continue the downtown Jenks feeling.  It includes the land directly behind the light house, and most of the land west to the frontage road.  While there will be a continuation of the downtown Jenks architectural feel in some of the buildings, there is some contemporary mixed in, and I think it looks great.

Now, he hasn't said much about it lately, and I think the trick will be financing.  I know back in the late summer and fall he had some substantial financing lined up with investors from out of state.  I don't know how the downturn in the economy will affect this.  

I will say, of all the development proposals I've seen in the Jenks area, I like this one the best.  It's part of the downtown, it's tied into the aquarium, and it will definitely not be as suburban and isolated as River District.

I will talk to the developer sometime this week and see if there is anyway we can get some photoclips from the video.  You guys will like it.

It did look rather interesting and different. There was a "flow" to the buildings. Some of them appeared to be curved and aligned/linked to each other. But again, I couldnt see all of it and there were other papers and stuff on top of parts of it. And from the looks of it, yea, they would have to take out quite a few homes and such in that area to fit it in. I do need to work on my spywork skills(I keep forgetting I have a camera on my cell phone) lol. As for financing, if there is any place, any bank or lender might be lending,,, Oklahoma isnt doing terribly bad and most importantly, you would be hard pressed to beat those demographics in that area anywhere. Woodland Hills Mall and "environs" have weathered many a boom and bust, yet keeps on trucking and growing, 30 years on. This area, along with the River District, can be like that. May be shaky in the beginning because of this recession, but its a long term no brainer investment that will continue to pay handsomely decade after decade imo. Get in early, get control of the choice pieces of property, get it started and fill in at your discretion.

Am I a fool for hoping that the river area of Jenks develops into a semi-dense area?  A few more developments in that area and they are out of space.  Meaning the massive surface parking lots start being attractive for development.

While I would rather see it in Tulsa, specifically Brookside or downtown areas - improvements in the metro area are always warranted.

And Artist:  Next time you go spying, when the spy work is done go for broke.  After you gained all the covert knowledge you can just ask the guy.  He can't take away what you already know.  [:D]

A good chunk has already been cleared....
It's good to hear news on this..  I was starting to wonder if it was another River District or Riverwalk Phase 2...   (well, at this point it still is...)

In downtown Jenks there are schools, banks, churches, a coffee shop, dry cleaners, ice cream shop, liquor store, restaurants, shops, cafes, deli, bars, and salons all in walking distance and less than a half a mile away there's a grocery store and a pharmacy.

Downtown Jenks is actually, get this, walkable and getting denser. It's more dense and walkable than Brookside.

With all this development:
-Riverwalk Crossing
-Aquarium
-the River Disctrict (south of the turnpike)
-the Riverview plaza (north of the lighthouse)
-now this (south of the lighthouse)
-the new Reasors and all the development around it
-on top of their preexisting downtown district


...I'm beginning to think of the pedestrian possibilities. I instantly think of Boulder. I really hope on top of all this connected development, Jenks takes into consideration things such as bike lanes and the such.

It might be a good place to try a (real) trolley.

It looks cool but seems to be disconnected from the present Main St.  I tried to follow Main St from the clock tower (or whatever it is) at the exit from the bridge to present downtown and it appears to not continue.
