Another Jenks Development

Very cool.

You can see the lighthouse at the end of the bridge into Jenks in the center bottom of this image, the street just above the lighthouse is Main. The parking lot in the bottom left of the image is the parking lot for the new Riverview Center that's just starting to open now. The building in the bottom left is TTCU.

Well, I'd give it a grade of B+.  I'd like to see structured parking (lot of surface parking there) and a way to expand the "A" street down sides streets if the need came.   I'd also like to see 3 stories for more density.

But in general, an exciting development.

Tulsa:  Are you paying attention?  When Jenks has better "urban" plan developments on the board than Tulsa, something is wrong.

I always want more density but I think this is a good level for Jenks. I REAALLY like the changes to traffic flow.


I'm wondering why the levy seems to be only 3 ft tall in their renderings...

This might be just what downtown Jenks needs.  I have lived in Jenks for about 5 years now and lived in Tulsa longer than that.  The antique stores are about 30%-40% vacant now.  The retail down there is being converted into office space.  Pretty soon there would be no retail in Jenks except for the Riverwalk.

This development stops about as far away from where the old downtown begins as the old down town is long... but there is potential to continue it closer or for other redevelopment to occur.

Land prices drive height and structured parking and even in Jenks which continues to support some of the strongest prices anywhere in the area they presently do not support it.  The good news is that virtually any parking lot has the potential to be a future canidate for increased parking density.

Also, the 2 and possibly 3 largest buildings appear to be at least 3 story.

I don't see the distance from the existing downtown buildings to be a negative at all.  As I stated before, the area is being converted over to office buildings anyway.

This apartment building looks five stories tall, and additionally, it looks like they,  at least here at these residential buildings, mean to fill the area near the levy so that the building foundation is at the top of the levy.

That kind of scenario in the above pic is much like what I envision for behind the Riverwalk just behind the berm. Ground level parking even with the berm, then living above. You could walk out your door, over the top of the berm, then down to the Riverwalk and to the trails. Those little houses there now... their days are numbered.

The first thing I wanna see is all that green actually happen. All those trees in that area would be very refreshing.

This is a great looking project.

What a perfect site. That area is so underperforming but surrounded by anchors.

7 buildings 450,000 sq feet.  120,000 sq ft office,,,, 140,000 sq ft of restaurant/retail,,,, 190,000 for hotel and living, including a 120 room hotel and a 100-120- unit apartment building. 1st building to get started will be a medical/office building for Hillcrest, 26,000 sq ft. One building will be for a financial institution and there will also be a parking structure.


Duane Phillips of Oak Properties (is also doing the new development on Cherry Street, Cherry Street Ridge) along with Bob Eggleston the contsruction director for the BOK Center (who is working on developing the hotel/mixed use development across from the arena)

What are the odds it's anything but a Spirit bank branch?
