Projects in the Works (no real news, just a recap)

I was thinking over lunch today of what projects are in the works in Tulsa and made a quick list, linked to threads when they were easy to find:

Downtown:

Matthews Warehouse, Living Arts Museum -- Designed and allegedly funded.  Work should start.

Tribune Lofts II -- Designed and allegedly funded. Work should start.

Mayo Hotel / lofts / events center -- Nearly Completed

Mayo Building / YMCA -- Under construction
1st Street Lofts -- Under construction (can't remember the name, next to El Guapo, has been under construction forever, status update?)

Atlas Life Building / hotel -- "Ground" broken.

KOTV  Building -- Designed, stalled?  Last they said it was still a go. (couldn't find the thread)

Stadium -- Under construction, completed by next season. (tons of threads still)

Pop Culture Museum -- proposed, seeking funding

Route 66 Museum -- Thought this was going in near the Route 66 pedestrian overpass to nowhere?

Art Deco Museum -- developing proposal, very early stages

TCC Expansion - Under construction

Convention Center remodel -- under construction

Hotel Across from the BOK -- Proposed


Outside of downtown:

OSU-Tulsa Expansion near DO School -- Cranes in the air.

American Statue -- still seeking funding.  Bronze should be 50% of what it was

Botanical Gardens -- Working on Phase 1 as I understand it

Zoo -- new exhibit for sea lions under construction

TU New Performing Arts Center -- Broken grounded, soon to be under construction

TU New Engineering Center -- Proposed and designed, finishing funding

TU Library Expansion -- should be finished soon

Alamo Drafthouse Theater -- hopefully downtown, proposed somewhere.

Enclave at Brookside Apartments -- it was on, then off, then on again.  Lot was cleared.  website taken.  Site work being done, still a go?  (called them, couldn't get anyone on the phone .  . .)


Jenks:

Riverfront Village (or whatever it's called) -- land cleared, construction starting?


Newly Emptied Buildings:

Old City Hall

YMCA across from the Courthouse

Ballpark at Expo Square



Is that about it?  That's a TON of stuff going on downtown.  It is also a TON of stuff to be going on during a slowdown.  Let's hope we hit the ground running when the economy picks back up and stay ahead of the curve!

1st Street lofts.  A Sager thing.  Should be under way again.

New Building at OSU Tulsa on West side of river.  The crane is up and visible from 75/244 bridge.

The sign in front of the west side construction of the convention center says they are expanding, not remodeling.

To add some updates to it...

Living Arts - going into the Bed Check building on the NE corner of Detroit and Brady, in design and remodel phase.

Arts & Humanities Section/Matthews Warehouse - funding was denied by the Reynolds Foundation, seeking additional funding to start

Tribune Lofts II - Trying to work out the $4 million in funding from TDA...came under fire by TDA board after it was revealed that the contract was essentially dissolving the equity partnership agreement they entered with TDA on the Renaissance Uptown and Tribune I project.  TDA counsel was investigating and reporting what has been negotiated...fiasco basically.

First Stree Lofts (Blue Dome) - STILL under construction.  Based on an article in the Journal Record, each unit could cost $222,000 each and being rentals, would be hard pressed to cover and make a return Id think with 19 units.

Luv how Sager says the delay was caused by removing brick by brick, washing them and replacing them...that mortar hasnt been touched since it was laid lol.

Atlas Life Building - floors 12 -8 were demo'd at last report with steel walls up and electrical strating to be run

KOTV Building - was rebidding in attempt to shave $3mil off of construction, in limbo with management being consolidated in OKC and ad revenues down

Art Deco Musuem - heard an entity was looking at the Tulsa Club Building perhaps..be a great example if it was restored being a Bruce Goff

Oh...add the Boulder Bridge...its coming down finally

The expansion/renovation of McFarlin Library has been finished for a few months now. It's really nice inside!

There's work going on in two places in the Blue Dome, but I'm unsure what the end goal is.

Both the space to the south of Joe Momma's and the old Tsunami location have had workers busy lately.

3rd/Kenosha - Micah has teamed up with Kevin Stephens and they are apparently getting ready to build two very contemporary residential units on the empty lot at 3rd/Lansing and last week I saw two yellow signs for the Board of Adjustment with Kevin's name on them for a duplex in an existing brick building mid-block and then a single family dwelling on the triangular lot at the corner of 3rd/Kenosha. 

That's only four units but I suspect that atleast the two 'new construction' projects will have a big impact on that corner of downtown.

Does anyone know what is being built just north of 71st Street between Memorial and Mingo?

That's a big area... Are you talking about the hotel?

Gosh, I guess I could be more specific.  It's multi story and is clad in yellow stuff (I assume insulation) at the moment.  My first thought was that it was the Aloft hotel, but I thought that was supposed to be built over by Dave and Buster's.  Is it a different hotel?

That's a "Courtyard by Marriott" and not related to the other hotel project that never happened by D&B

Also add Cain's Museum and the Holiday Inn remodel.
