New Housing around Jenks or Hwy 75

hi,

Does anyone know of any new housing additions (houses build after 2008 or later) around the Jenks area?

Particularly looking around... from 71st and 101st and Elm/Peoria to Harvard. 


Or the other area would be from 71st and 101st and Highway 75.

There's a lot of them. And that's a pretty varied area, 71st and Harvard is firmly Tulsa on the east side of the river, so is 101st. 71st and US75 is Tulsa Hills. Near 101st and Elm/Peoria to 101st and and US75 is Jenks and there are lots of developments, dozens of developments if you are will to expand your search another mile or two south. And the price ranges there can be anywhere from 200k to well over a million. What are you looking for?

We would be looking for newer housing additions (houses build after 2008 or later)


Prefer a house build from 2007 to 2010.... and looking around the 200-240K range.

3-4 bedroom.   probably 2000 sq ft.   (neighborhood amenities would be awesome - community pool, clubhouse, etc)


While on the housing topic anyone have a great Realtor to recommend.   Someone who does NOT pressure you.   friendly.  works with you.  helpful. 

We have met a few in the area and find their sales tactics... pressuring... and too eager to make a quick sale.

There are several new neighborhoods along Elwood between 71st and 81st that are in Tulsa but in the Jenks school district.  That area is growing fast and there are more and more shopping/dining options getting built all the time.  There is a grocery store and movie theater about to get built just south of Tulsa Hills at 81st & 75.  I imagine in the next few years Jenks will build a 'northwest' elementary school in that area.

ah, yes.. i could that area on google maps.   looks like a good area.

When you Google the area, please note one of the busiest airports in the region will be your neighbor.  Don't move in next to an airport and then complain about the airport.  You will most likely be under the landing pattern for Runway 19R, the most used runway at the airport.

That's good advice.  For the majority of my formative years I lived near enough to 36R at TUL that you could make out the logos on the tails (and read them).  I was also a a huge aviation nut though.  The only time it really bothered me was the Saturday morning OANG drills when the A-7s would take off in tandem in sets of five.

Although 19R at KRVS isn't as loud, those Lycoming engines in the Cessna trainers can be a bit noisy at times.

In the case of small Cessna types, the repetition would be worse than the actual sound level.  When I was in the Navy, one of my friends lived under the final approach at NAS Oceana.  F-4s were cool but the noise under final approach was terrible. It was actually better to live on base where the housing was not under the pattern.

As far as TUL is concerned, one of my friends flying out of Harvey Young got close enough to an airliner to count the rivets on the airliner.  W-A-Y too close.

yes, I have visited that site just thought I might find out about some neighborhoods that have houses that are not listed for sale on these sites.

I think the home section that comes in the Saturday TulsaWorld does a great job in showing new neighborhoods and information in that area.

I remember about 10 years ago RVS had about 550,000 operations per year.  What's it up to now?

"Aircraft operations (takeoffs/landings) totaled 335,826 in 2008, making RVS the busiest airport in the state and fifth busiest general aviation airport in the nation. Six flight schools along with nearly 500 based aircraft contribute to this high level of operations."

There are several new neighborhoods at 111th and hwy 75.  Just 1 mile south of what you were referring to.  Countryview, Countrywoods, Southwoods are all new neighborhoods, have houses from 1700sq ft to over 3500sq ft.  They have a community pool, 2.5 mile walking trail, multiple playgrounds, splash park.  Jenks school district, jenks fire/police and water.  Easy access to 121st and hwy 75.  There are still plenty of empty lots if your looking to build, or several existing homes that are up for sale.
