Businesses Coming to Tulsa Hills

That area was doomed as soon as SAM's was allowed to build an ugly wall facing it across the street and a fueling station on the same side of the street.

Had to visit the Lowe's out there on Sunday.  Took the kids with me so the wife could get some things done around the house.

I can't believe how busy that center is.  Lowe's parking lot was almost completely full, as was Petsmart.  We ended up driving out on the 81st exit because traffic in the poorly designed access on 71st was backed up through the complex.  Sam's was also packed and the car wash had a healthy line too.

I wish the parking situation in that center had been better addressed.  Turning in and out of lots to get where you need to go is a nightmare, however business is obviously very good.

The parking lots are misleading.  The SAM's lot is small.  Even when the lot is full, the store isn't busy at all.  Especially compared to the one on Sheridan.

With this on their front page, I don't have a lot of confidence.

Yes, that's a Circuit City (specifically, Raleigh, NC - opened Jan 2007, now a Big Lots).

Multi-Million Dollar SW Tulsa Retail Development Announced

QuoteMayor Dewey Bartlett is calling the finalized plans for a large retail development in southwest Tulsa, a major victory for the city of Tulsa.

The Walk at Tulsa Hills was announced late this afternoon at city hall.

It will be a brand new, $32.5 million development, expected to go in around the south 81st Street/Highway 75 corridor, adjacent to the existing Tulsa Hills shopping center.

From construction to completion, Bartlett says, the retail destination should create over 1,000 jobs.

The city is also looking forward to what they say will bring in around $1.2 million dollars in sales tax revenue.

City councilor Jeannie Cue expressed her excitement over the announcement today, saying, "We're going to have people from all over northeastern Oklahoma and that's the big thing, we're getting sales tax from all of the state, so I want to thank them for coming to Tulsa and we just can't wait to have that grand opening."

No word yet on exactly which retailers will be occupying that new space, as those plans have not been finalized.

Nashville-based Parkes Development Group LLC will be the developers in charge of the project.

The developer is claiming this will be pedestrian-friendly.  It would be pretty stupid to call it "The Walk At Tulsa Hills" if it resembled that sprawling nightmare to the north of it.

This was the original plan back in 2011. So very walkable! I can't wait to walk through all that parking! ...Let's hope plans have changed for the better since then.

Change never happened because people were happy with the status quo.

I believe it has changed since this rendering. From what I heard at the dist 2 meeting on Tuesday, I understand the theater will be on the Maybelle side (much to the chagrin of the homeowners).

I remember a walkable shopping center. Southland. It was surrounded by parking but resembled an open air market with lots of landscaping. Kind of a compact  Utica Square. Then they remodeled it when the Woodland Hills enclosed mega-mall concept arrived. So popular they actually hired off duty police to direct traffic during the HOLIDAY season.

Doesn't all of the sales tax from Tulsa Hills and "The Walk @ Tulsa Hills" get diverted to Jenks School district?
