I had forgotten how much of lower river flooded (south of BA).  We went down 129th I think it was and looked around while it was going on.  Bad stuff.

Those were great RA. It looks like the farther downstream, especially around Bixby, the closer it was to a 500 year flood.  

Plate A8 is interesting. It shows the area where Riverwalk now sits and where the development was planned south of there. All under water.

If you are referring more to the 21st to 41st, Mingo to 129th E Ave area, then I'd be all with you there.  I remember that area being fairly safe right as I was out of high school.  Not as much anymore, and it's sad.

31st and 129th E av is where I grew up and went to Union. Hoss you are exactly right. It is not the same as when I lived there. I have been in Broken Arrow since 1983 and enjoy it "out there" as described by many from Tulsa.

Bugo, your 2 br limitation means the suburbs are probably not going to work. Any of the two bedrooms in established mid-town hoods are going to be a little hard to come by and not a real value. The hospitals, the University and nearby trendy areas make them competitive. That leaves east and North of 15th & Yale, east and South of 21st and Darlington, North and West of 21st and Sheridan as good safe bets. They are small (post war) homes that have affordable rentals in them. Also, Boman Acres east and north of 31st and Sheridan.

I know you don't like North but consider Northwest of downtown. You might find some older small 2br's and they are pretty quiet, convenient areas.

Go to Craigslist and look under the apartments/housing heading. Avoid the obvious scammers, but lots of good stuff there.

A 2 bd/2 ba in my neighborhood (Swan Lake) runs from $800-1100/month, with the higher end being larger and recently renovated.  But you are also a 5 min. walk from Cherry Street, Utica Square, Woodward Park and Maple Ridge, and less than 2 miles from Brookside, the river and downtown.  In short, the most desirable area in Tulsa.

I found most of the homes I rented by driving around the neighborhoods I liked. You will find a lot of the home owners just put a sign in the yard and want you to find them.
