Thinking of moving to Florence Park

hello

About 16th and Delaware area. Does anyone have any thoughts about that neighborhood?

Not as much house for the $$, but you are buying the neighborhood when you move there.  I used to live on Gary Pl. north of 15th.  About 7 years altogether.  Good area, no major crime waves.  You get the occasional burglary or car burglary and the odd meth head, but you can find that in any neighborhood.

Looking at a re-do or one that needs to be re-done?

Just renting a 1930s duplex that has been remodeled. Safety is a main concern-I looked at the zip code crime tracker but that wasn't a lot of help. I was driving around the neighborhood yesterday and it looks like people take good care of their houses.

South of 15th you are pretty secure, though no guarantees.  There was a meth lab explosion about 14th & Columbia a few years back.  Closer to 11th & Lewis it gets a little sketchy, but most of the cockroaches have been run off.

Florence Park is one of the more desirable midtown neighborhoods.  Lots of remodeled homes and many that are high dollar, but not as many as those west of the BA closer to Utica Square and Brookside.  Areas that are still somewhat hit and miss are the hoods to the north of 15th (Renaissance) and Sunrise Terrace/Fair Heights east of Harvard around the fairgrounds.  Of those Conan is right that the closer to 11th & Lewis you are the more "miss" there will be.  It's all pretty safe though except for occasional burglary and larceny which can happen anywhere.

I live in Florence Park, and with the exception of an 18 month break when I leased my house out and lived in another part of town, I have lived here for about ten years.

It's close to everything, but unlike some of the neighborhoods along Cherry Street, there aren't as many walking destinations like restaurants.  Our stretch of 15th is not so great.

The houses are very small.  I'm single, and there is barely enough closet space in all three bedrooms combined to handle me, and I don't exactly have tons of clothes.  Bathroom is tiny too.  Everything else is reasonably sized. 

I would definitely encourage you to try to find a house on a corner lot - it makes driveway/garage access so much easier.  I am on a corner and can't imagine having one of those super long, one car wide driveways that goes all the way to the garage in back. 

Most of the houses have excellent trim details inside, most are almost all brick or stucco exterior, with very little siding except for those garages.  The garages are often times in pretty rough shape, but easily fixed.

It's a very quiet neighborhood.  I did have a horrible neighbor situation (probably the worst house in the neighborhood) for the last year or so, but they're gone now and someone is renovating the house as I type this.  Value retention is excellent, and it's pretty rare that you see a house decline in condition.  Everything is definitely nicer than when I moved here. 

Crime isn't as bad here as it is along the Lewis corridor, for whatever reason but I'd suggest parking your car in the garage at night.  Seems like car break-ins are the most common. 

I'm not sure where else I would live for a similar price.  My first house was in Florence Park "south", which is on the south side of 21st, but it backed to the BA, and after 18 months I couldn't take it anymore, so I bought this one.  Prices in that area are similar, maybe a little less since a lot of those houses are only 2 bedrooms.  Also, the closer you get to 21st, the houses in Florence Park tend to be larger and more expensive.  Lewiston Gardens, NE of 21st and Lewis is also nice, but I have friends in there who say that they have been having a lot of burglaries lately.. and prices are probably slightly higher per square foot.
