If downtown keeps growing, then the volume of consumers will lower the prices or keep them from getting out of control. Also, there will be more real estate available so rent prices shouldn't go through the roof.

That is the usual plan but...

Right now there would appear to be space available but eventually there will be no more real estate.

A bit off topic but that principle has demonstrated itself regarding the cost of private hangar space at Jones/Riverside Airport.

Saeger doesn't get more rent. He gets a stable tenant with credit....maybe.

There was a feud between Prew and The Penguin that has been brewing for years.

Prew was on the news talking about all the hassles in downtown and singled out parking as a problem. The numbers will not add up and there will be lots of churning for more years to come.

Downtown is a long way from bustling.

If the space runs out then that would mean the income level of everyone (or at least the people in the area) has gone up. My point is...you won't be getting priced out of downtown as a consumer.

Any word on who the replacement is for the BDD?

Anyone willing to make a reputed $800K lease-hold improvement for the likes of Sager couldn't possibly be local, otherwise they'd realize what a doosh they are getting in bed with.

I do know that old tenant intends on moving to a location on Admiral in between Yale and Harvard with a different name.  I'll be able to go there before or after a visit to the range now.

I'm going to go out on a limb and predict that Louie's will be the replacement tenant here....owned by Stoops and Hal Smith a sports bar would hurt Dilly Deli and Fassler. Just a wild a$$ guess.....like all my guess', educated.

Certainly not an unrealistic prospect for Smith to want to get in on downtown.

I talked to someone last week who is involved in negotiations.  Apparently, there's multiple parties interested in the space, and Prewitt hadn't paid rent in awhile.  Funny, Sager's had that problem too.

Lots of area operators have been seen viewing the space with the Penguin.

Some talk of splitting the space up further and putting a door in the alley.  That would give you the ability to have three tenants assuming you could get the restrooms (amount not condition) to code.

The diner space is awfully small and the way the bathrooms are currently set up its hard to get the back room rented to anything else.

HSG is in expansion mode.  Look for a Louie's at 71st & Yale.

Maybe a sports bar would hurt Fassler Hall, but Dilly Deli closes at 8pm. They're basically a healthy breakfast/lunch place, and not a place to watch TV. A sports bar would be the complete opposite, in terms of cuisine and hours.

I'm continually surprised that the sports bar is still a sustainable business model. If I want to watch what's popular (OU, OSU, Thunder) that's better done at home. If you want to watch sports that aren't of interest to most patrons from the satellite, you'll be straining at a TV across the room and up in the corner. Even the worst internet stream tops that.

If it is indeed a sports bar, I hope it's at least breaking new ground, like TVs at every table.

Sports Bar...boring.
Pool and Shuffleboard are already available next door at Woody's and across the street at Arnie's.

What I think would work well and have a popular following is a greasy spoon type diner...oh wait.

Perhaps if said diner were open late at night on weekends....
