The area at 121st would have allowed for an entrance/exit off of Memorial as well as one off of 121st. To me the area where this is going is a traffic nightmare already and this will be adding to it. For whatever reason there are a lot of drivers on that stretch of road who seem to either drive 15mph or 60mph with no in between. It is, IMO, the most unpleasant stretch of driving in Tulsa. Admittedly Northbound traffic seems to be worse than Southbound when it comes to stupidity behind the wheel.

Would require massive expense for the movement of dirt. That area still floods despite the zillion dollar drainage improvement and pumps to the East.

Just one more reason for me to avoid that area.

How many stop lights are there now between 91st & 121st?

I like it.  I can now hit the gym and then buy bulk pork products at Costco.  Win! Double-Win!

There are 10 between 91st and 111th. Six lanes of pure driving enjoyment.

The development that is sitting empty hasn't had any flooding issues. I'm speaking of the NW corner area behind the failed steakhouse, whatever it was, and the various banks that front Memorial. Quite a bit of dirt work was done there when the area was first being prepped. At one time rumor had it that is where Reasor's was going to go before they moved in next to the Lowe's due to the land being cheaper at that spot. For whatever reason the development there has never happened except for the banks, Jiffy Lube and the now abandoned steak house.

All the slow traffic drives side by side, afraid to go faster than anyone next to them.  Yuck!  I don't see too many 60mph drivers. By the way, the speed limit (at least northbound) between 111th and 101st is 50 mph.  Look for the sign right at the NE corner of 111th and Memorial.  It used to be marked 50 southbound but they never put up any sign on the southbound side after the widening to 6 lanes.

Putting Costco at 121st would only have extended that unpleasant (wow, what an understatement) stretch to 121st.  I wish those places would locate closer to most of you for your convenience, and mine.

I think they are pretty much the same north and south bound.

Most of that area was really damp in the 1986 flood. I believe there was standing water in the (then Safeway) parking lot.  I don't think the work on the Fry ditch would have helped that. I remember we couldn't get south of there to check on our stuff in the mini storage south of 151st.  It turns out our stuff was OK by about 10" or less.   Reasor's was smart moving up the hill.

A moat around a Costco could be interesting.  I think no one is allowed to import dirt to that area because it would flood the neighbors (but I'm not sure and expect $ could change that).

Nope. Still floods.  The pad for the abandon steak house had to be raised quite a bit.  The land on that NW corner would have to be raised a lot at an extreme cost for a pad the size of Costco.  Expensive endeavor.  Someone will eventually build an apartment complex there (perhaps sooner than later  ;) ).

I heard SW today at work. Someone I work with has "family" in the real estate business and they said the frontage along 121st would be a strip mall,  ::) , with apartments behind.
