Although, I'm not much of a South Tulsa girl, my new office is at 71 & Lewis, so I'm forced to explore this way . . . [:D]

So I know someone else mentioned this place a while back, but let me tell you GO THERE!  I had the Mack's Special Burger, and it was delicous!  Its angus beef, it's really like the home grilled burger, yummy!  The fries are breaded and yummy as well.

As for the bar, they have a huge selection of beers and liquors, not your norm.  Mack himself, whom I did meet, is a former Marine and has traveled the world.  Some of his recipes are from former collegues, some from family, they even make their Grandma's apple pie from scratch!  YUM!

Anyway, here is someone who could have located anywhere and he loves Tulsa . . . he is new to the business and deserves a chance, I think you will be pleased if you go.

(No, I'm not related to Mack!)

Enjoy!

On that ringing endorsement, I will try that place if I am ever in that neighborhood.  Though, I'm pretty secure in my midtown bubble and rarely deviate.  Sad, sad little world I live in really.

On your endorsement, I ate there for lunch.

Outstanding burger!

French fries are like they have been battered with KFC crispy batter.  Good!. . . and I'm sure, good for you!

Glad you liked it, I'm telling you, this is a local establishment worth keeping!

I'd like to see it succeed but I know how much Matt Davis charges for rent, and the limitations of that space.

My meal was $12 and very good. . . but they won't be able to raise that price, it's already on the high side (burger fries and ice tea).

They can only seat about 45 folks inside.  If you figure 2 table turns per meal at 50% (very generous estimate) capacity you get a little under $1,080.  Minus labor it would be approximately $500 per day sales.  judging from the quality of the food you are probably looking at 50% profit margin or more.  So minus supplies you have about $250 profit.  After lease and services you could probably net around $4,500 per month.  That's pretty thin considering that I'm sure Mack needs to draw a salary from that too.

Liquor sales can boost this significantly, but have never been strong at that location.

To be long-term, I think they would have to get rid of the bar and replace with more tables or find a better site.

The space planning is a significant obstacle when weighed against the lease.  Location is also problematic.

That's my 2 cents.

I like the food though!

That is the exact reason most restaurants fail.

It takes two table turns to break even and three to make a profit for most eating establishments.

You have to get customers in early and get them out of there so some other customer can sit in that seat. If you want to hurt a restaurant, sit in the same seat for an hour and a half during lunch or dinner and expect free refills.
