new hotel in the works??

I am hearing rumor that a local family is wanting to purchase the land located at 69th where riverside and peoria meet to build a nice hotel such as a hilton or marriot.

Right now, its a big empty field with a for sale sign up.  Anyone heard this at all?

They had said a place called "7000 riverside parkway" was in the works for some time. I'd want to talk to incog before I built there. That intersection may not stay as is. One incog map shows peoria being rerouted to intersect 71st instead of riverside.

they need to do something.  Between the traffic that backs up on riverside at rush hour and all the accidents they have, its a horrible intersection.  I will try and get more information this weekend on it.

not even CLOSE to enough land there.  I used to work in the riverbridge building that was right behind there.  That is a small lot.

there might be a lifestyle center there at best.  Also it is right next to a really crappy part of town.

That has been in the "works" for something like 8 years. I don't expect to see that development any time soon...or ever.

IMO there is plenty of room there.  A decently sized nice hotel could easily fit within that area of land.  From what I have been told, it is going to the be bumgarners (sp) who plan on building there.  I believe this would be the same bumgarner (chris bumgarner) who is building Utica Place.  Guess we will wait and see.

I wish he would build a hotel/office/condo building on the corner of 21st and utica where the old Helmerich and Payne headquarters used to be. Something like Utica Place but larger and with a large loggia fronting 21st having retail/cafes on the street level for that entire block would be stunning.

But I do agree there is pleeeenty of room for a hotel there. Unless your a suburbanite that can only envision a low rise building and surface parking. [xx(]  Though not at all sure why anyone would put a hotel there versus lots of other more obvious locations in other parts of town?

You're on Riverside, which has easy access to the rest of the city.  You're on 71st street which has access to the major retail/restraunt part of town.  You're right across the river from US-75 and soon-to-come Tulsa Hills.  I don't think it is bad location at all aside from the fact that traffic is already stupid slow at that intersection.  I'd also prefer something different than a hotel there, since I live close.

Ok, which spot are we talking about here?  The wedge shaped piece of land?  That is tagged for a lifestyle center.

Now that the Bumgartners have started South Town Square I dunno if this will go anywhere for the next year or so.

Yes I think thats the one you are thinking of. It has a "7000 Riverside" sign on the south end of the piece of land.  If you are headed north on Riverside the piece of vacant land to your NE right as you go through the light where Peoria meets Riverside.  To the west of where the laundry mat, and chicken char is.

I assume you all heard about the hotel at 169 and 91st.  NO real relation, just sayin' new hotels are poppin up.

Also, why are there no midtown hotels?  I figured TU could support one by itself.  Then you have the fairgrounds, some businesses, and proximity to downtown (for those that don't want to stay downtown but have a convention/whatever).  Not too mention just regular use by visitors.

I just took a look at that parcel on my GIS system.  It would have to be a really small hotel with a really large multi-story parking facility.  I don't think they could make parking count otherwise.  There is also a huge amount street improvement commitment necessary to make a hotel on this site acceptable.  

Who knows, perhaps they have found a way?  I'd love to 3D model it if it ever gets going!  What a great location for a well designed hotel!

I say buy the square plot across peoria, build a huge structured parking deck, and connect it across Peoria with a breezeway.

Most business people who travel to Tulsa and go downtown either stay at the doubletree downtown or they go to hotel road off 31st and Memorial. They also use the Marriot at 71st and Lewis, since its a straight shot once they get on 75N.

To many people, 31st and Memorial is midtown.
